We are immensely humbled and gratified by the outpouring of support from our team here at Googain/MaxReal for our fellow Californians who have been affected by the wildfires. This past month, we have succeeded in raising a grand total of $30,000 in contributions for our fire relief fund! We continue to be inspired by the tireless strength and resilience of our community members, emergency response teams, and volunteer groups. We hope you will join us!

This holiday season, please consider donating to assist with relief efforts benefiting the people impacted by the devastating wildfires throughout California.

To get you started, here are some nonprofit organizations that are seeking donations:

  • American Red Cross: Volunteers are on the ground, providing shelter, food and comfort for them as fires continue to burn in both the northern and southern parts of California. This foundation is providing help and support at evacuation centers to offer safe refuge for people impacted by these devastating fires.
  • California Community Foundation’s Wildfire Relief Fund: For 15 years, this foundation has offered aid to those affected by wildfires. Grants have gone to rebuilding homes, providing financial and mental health assistance and helping those affected to get medical treatment.
  • California Fire Foundation: Providing emotional and financial assistance to families of fallen firefighters, firefighters and the communities they protect, this foundation’s Supplying Aid to Victims of Emergency (SAVE) program also brings immediate, short-term relief to victims of fire or other natural disaster throughout California.

Before buying a home, collect these important documents!

Ready to buy your first home? Your first step is to visit a mortgage lender to see how much house you can afford. But be prepared for the paperwork that comes with it. Here are the documents you’ll be asked to provide as part of the loan application process:

Rental payment history. If you’re a first-time home buyer, you’ll need to provide proof that you paid your rent on time. Your lender can tell you how to document this payment history.

Tax returns. You will likely be asked for two or three years of tax returns with all the attached schedules and documents.

Paychecks, W-2s and other income documentation. Start with at least a month’s worth of paychecks, plus W-2 forms for you and your spouse. Do you have income from other sources? Include documentation for any freelance work, self-employment income and child support payments as well.

Account information. Your lender will want to see checking and savings account statements for at least one month. You may be asked for any other account statements as well to document your down payment funds and money you have set aside in savings.

Remember, the more quickly you respond to requests for documentation, the more quickly your loan application can be processed!

Pre-approved for a home loan? Don’t do these four things

When purchasing a home, your mortgage pre-approval is based on your current financial situation. That’s why once you are pre-approved, you should avoid making big changes to your finances. Here are several things you’ll want to avoid doing while you’re in the process of financing a home purchase:

1. Taking on more debt. Talk to your lender first before you open any new credit accounts, request a credit line increase or co-sign on a loan. As a general rule, you’ll want to avoid taking on any new debt before you close on your home.

2. Changing your job. Your pre-approval is based on a number of factors, including your employment status and pay.

3. Making a big purchase. Check with your lender before making any big purchase, either with credit or with cash. Wait to purchase furniture and other big-ticket items.

4. Making late payments. Stay up to date on all of your credit obligations and utility payments. Now’s not the time to have overdraft your checking account.
