Tips for selling your home quickly

Putting your home on the market can be exciting. Whether you’re purchasing a larger home, moving to a better neighborhood, relocating for a new job, or just want to see what else is out there, there is a sense of adventure that comes with selling your current home and buying a new one! Whatever your motivation, here are a few things that you can do to help ensure your home sells quickly and for the best possible price:

  • Make repairs. You may have been putting off patching the hole in your wall, or adding a fresh coat of paint, but if you want a buyer to get excited about your property, you may need to do some minor home improvement. Making a few aesthetic repairs can increase a buyer’s confidence that they are making a good investment and may also add value to your home. The last thing you want is for a potential buyer to see damage on a walk-through of your home.
  • Hire a professional. It can be tempting to try to save money on closing costs by skipping the real estate agent and selling your home yourself. However, unless you are well-versed in home inspections and real estate law, investing in a professional team to help you sell your home is always a good idea. Property laws vary from state to state, and it’s important, particularly with anything major (like selling a house), to make sure you’re protected in every possible way. A professional team, who knows the laws and how to get things done, can do just that. There are a number of little things that can go wrong when selling a house, and if you aren’t careful it is easy to miss something.
  • Do your part. Just because you hire a professional doesn’t mean you can’t help market and sell your home. A “For Sale” sign by itself isn’t going to automatically attract buyers. Your real estate agent will do a number of different things to market your property to prospective buyers, like listing it in an MLS database, hosting an open house, and, of course, showing your home to potential buyers. But you can do your part, too. Are you on social media? Post information about your home that your friends and family can share. Let co-workers know you’re selling, too. And don’t forget about the power of word of mouth. You never know who is looking for a new house!

Freddie Mac forecast: Low rates for 2019, home sales up in 2020

"Americans are growing concerned by the growing threats of an economic slowdown, but that doesn't seem to be affecting housing. Recent housing reports are showing that lower mortgage rates are buoying buyer demand into the fall months. 'Despite fears of an economic slowdown, the housing market continues to be a bright spot in the economy,' says Sam Khater, Freddie Mac’s chief economist. 'While mortgage rates have ticked up in recent weeks, they remain lower than they were a year ago, which will help boost sales headed into the fall.'"

What you don’t know about millennial buyers may surprise you

According to Taylor Morrison's CEO, 1 in 3 of the company's buyers are millennials, whose average age is in the 32-33 range. "Everyone talks about the millennials like they're just one group of people and they're not buying. We're just not seeing that," Palmer said. "In fact, we're finding exactly the opposite: They're quite qualified."

Millennial home buying is trending up with ‘demographic tailwinds,’ says builder Taylor Morrison’s CEO "Palmer said 1 in 3 of the company's buyers are millennials. Five years ago, the generation made up 20% of Taylor Morrison's buyers, she added. Affordability issues are real and vary from market to market, but they are “not as real as I think the media portrays,” she said. 'Everyone talks about the millennials like they're just one group of people and they're not buying. We're just not seeing that,” Palmer said. 'In fact, we're finding exactly the opposite: They're quite qualified.'"
